At the same time, he rejected the state’s argument that SB 9 promotes housing affordability at lower income levels by increasing the overall housing supply. "This is definitely the exact kind of house where you would dream," Gambino said in an interview with USA TODAY. "It's a very special house where people immediately get, you know, emotionally connected when they're there." The home at 2538 Sundown Drive is for sale at $2.3 million, listed by Compass agents Carl Gambino and Ariel Putman, and was recently shared on real estate fan account Zillow Gone Wild.

The legislature, can override city charters, however, in matters of statewide concern, such the lack of affordable housing. SB 9 “is neither reasonably related to its stated concern of ensuring access to affordable housing nor narrowly tailored to avoid interference with local government,” Kin wrote. The two-bed, two-bath home sits on a quarter-acre lot, and Putman boasted the gardens and terraces as a draw for potential buyers. If you live in or have ever visited Atlanta, you can likely attest to the fact that there is definitely no shortage of waffle-centric greasy spoons in the area. The Big Peach is home to the greatest number of WaHo sites, which actually makes a ton of sense, considering Avondale Estates, the famous eatery's hometown, is less than 10 miles east of the heart of the state capital. As of 2022, the Atlanta metro boasts 162 Waffle House restaurants, according to AtlantaFi, a publication dedicated to all things ATL. And as far as total Waffle House locations across the state of Georgia, there are about 400, which means the reigning metropolis holds nearly half of them.

The Kelso Hotel and Depot in Southern California is a great example of the Spanish influence on the indigenous cultures of California and Florida. The Spanish were in a hurry to make as many discoveries as they could, and lack of time and labor would not allow them to build structures with intricate features. Furthermore, there weren’t too many readily available architectural ornaments. The only time you would find a door with a barrier was when it led to a private room. The adobe brick regulates the temperatures in the house while staying sturdy on the wall.
Adobe Walls
The Spanish visited areas with weather similar to Spain’s, and replicating the architecture was not very challenging. The favorable conditions allowed a rapid Spanish influence, and their architecture has contributed to modern house designs today. Spanish colonial architecture became dominant in the Americas between the 16th and 19th centuries when Spain undertook Catholic missions.
The History of Spanish-Style Homes
Wherever Spanish colonizers built homes, they used local building materials, giving Spanish colonial buildings in Florida a different look and feel from similar structures in California. Similarly, different leaders of the Spanish Revival movement in different parts of the country-influenced local building trends. In Florida, you will often see fewer of the simple, stucco structures of the Southwest. Instead, Florida Renaissance homes (and those that came after it) borrow more heavily from Baroque and Moorish influences.
Design Styles
Additionally, the doors inside the house are large compared to the ones outside to allow for the free flow of air. Interior features include plaster walls (again resembling smooth stucco) and corner fireplaces of adobe-like material. Prominent architects who worked in the Pueblo Revival Style include John Gaw Meem, perhaps the best known of the lot; and Mary Jane Coulter, the architect for the Santa Fe Railroad and the railroad’s affiliated Fred Harvey restaurants. The combination of light and dark elements, and of both simple and elaborate architectural features, gives Spanish Colonial style homes warmth, charm, and timeless appeal. Between the late 17th century and 1750, one of Mexico's most popular architectural styles was Mexican Churrigueresque. These buildings were built in an ultra-Baroque, fantastically extravagant and visually frenetic style.
Characteristics And Examples Of Spanish Colonial Architecture
Learn more about the shape, frame, and structure of these magnificent abodes. Popularized in the 1920s and 30s, Pueblo Revival took elements from indigenous design as well as Spanish. Pueblo revival homes typically have flat roofs, thick stucco walls, and visible, rounded roof beams, or “vigas,” that can be seen inside and extending out from the home. More traditional Pueblo Revival houses are a red earthen color, though they can also be painted white or even bright colors. The Mission Revival movement saw homes as well as public buildings built in a style reminiscent of the Spanish missions.

Since the Spanish settled in areas with similarly temperate climates as their homeland, the houses they built were quite similar to those found in Spain. Although the Spanish Colonial period in America ended in the mid-1800s, the architectural style remained popular. Later, in the 1900s, Spanish Colonial style was swept up in the Colonial Revival—and homebuilders chose to build with adobe and clay, rather than using the materials out of necessity.
The first widespread use of Spanish motifs was developed from the white-stuccoed churches that dotted the California landscape during the Spanish settlement period of the 17th and 18th centuries. The Spanish missions provided the general inspiration for these picturesque structures with smooth, flat wall surfaces, shadowy arcaded promenades, and curvaceous gables. Their most conspicuous features were most often their shapely, scalloped parapets with heavily molded edges, which might adorn not just the main roof but one or more dormer and porches as well. They had low-pitched barrel-tile roofs, generally with widely overhanging eaves. Part of a group of picturesque Spanish Colonial Revival houses of the 1920s in Coronado, California, this house displays the rambling, asymmetrical massing and prominent chimneys of its style, all unified by white stucco walls and a red barrel-tiled roof. Taking cues from traditional Spanish architecture, natural materials like adobe, wood, and terra-cotta are front and center in Spanish Colonial homes.
The Spanish colonization of western America lasted longer than the British claim on the 13 original colonies, but by the mid-1800s, the Spanish Colonial period in America came to an end. Clay roof tiles are extremely durable and require little maintenance, but the low-pitched or flat ceilings found on Spanish Colonial homes can often leak. This again demonstrates that Spanish Colonial homes are ideal for warm, relatively dry climates. Today, you'll find marked differences in Spanish Colonial homes across the country—thanks to regional styles, and the tools and materials available to the original settlers—but most share traditional characteristics of the style.
Windows are generally small and few, and are more often casements rather than double-hung sash. The interest in Spanish Revival architecture intensified during the period between the two World Wars, finally petering out around 1940. While the earlier revivals were built mostly in Spanish-settled areas, the later ones (though they often continued to have regional flavor) popped up all over the country.
Spanish-style houses vary widely but have a few common features that set them apart from other American home styles, particularly the English-inspired revivals. Many of the utilitarian elements meant to make homes cooler in a hot climate, like stucco walls and terracotta roofs, are now beloved details of this design style. Contrasted with the white stucco walls the Spanish preferred on their buildings, the red tile roofs looked aesthetically pleasing and distinct from other architecture-style homes.
Furthermore, the houses built by the Spanish settlers were L-shaped, creating a natural space for a patio. The doors were strategically positioned to avoid direct sunlight and trap the ocean breeze. Also, the tiny and mostly circular windows had wooden shutters that could open during the day and close during the night.
It was, and still is, extremely popular in Spanish-settled areas of the Southwest, particularly New Mexico and Arizona. The intricate Spanish Renaissance ornament known as churringueresque is found in the best Spanish Revival houses in window and door details, as in this Coconut Grove, Florida, example. However, it was only in 1915, when the Panama California Exposition in San Diego showcased Bertram Goodhue’s stunning Spanish Revival designs that the Spanish craze began in earnest. If you grew up in certain parts of the country, it can be easy to forget the influence that Spanish colonialism had on America.
Despite these projections, American consumers need not worry about gas and power bills. The United States possesses abundant natural gas reserves, with enough to last over 100 years at current rates. Last year, NBI said that an initial inquiry by investigators and experts found a trail of about 1½ to four meters (five to 13 feet) on the seabed that was seen to lead to the point of damage in the gas pipeline. That trail is believed to have been caused by the heavy six-ton anchor of Newnew Polar Bear, which was later retrieved from the seabed by the Finnish Navy. About 5,000 miles of CO2 pipelines are currently operating in the US, which are predominantly for transporting the gas to oilfields where it is used to extract hard-to-reach oil – a process known as enhanced oil recovery. The pipeline running through Sulphur is part of a network stretching more than 900 miles through Louisiana, Texas and Mississippi, which ExxonMobile acquired from Denbury last year. It took more than two hours to fix the leak, which is “unacceptable”, according to Kenneth Clarkson from the Pipeline Safety Trust non-profit. Wilbanks said the leak has since been fixed and the store is expected to reopen Wednesday.

When warm air rises, air under the inversion can’t escape because it is cooler than the air above causing smoke and pollution – and in this case, smell – to get trapped. The National Weather Service said inversions are stable masses where cooler air is near the earth’s surface and warmer air is on top. The air masses are “inverted” from their normal temperature zones. According to information from Charlotte-Mecklenburg County, a weather phenomenon known as an inversion kept the odor close to the surface, making it easy to smell.

Additionally, pipeline gas exports to Mexico are expected to increase by over 50% during the same period, further driving demand for U.S. producers. Despite the optimism surrounding increased demand from data centers, there are uncertainties regarding the extent of this growth. Advancements in computing efficiency, driven ironically by AI itself, could reduce power requirements and dampen demand growth projections. “The CO2 and oxygen levels were continuously monitored and did not pose a risk to the residents close to the plant.
It has been more than six months since substantial, human-made damage that caused a major drop in pressure was first detected in the Balticconnector pipeline in Finnish economic waters on Oct. 8. Gas system operators in Finland and Estonia — Gasgrid Finland and Elering — were forced to shut it down, disconnecting a crucial link between the Nordic and Baltic gas markets for several months. North Carolina Gov. Roy Cooper signed an executive order Monday declaring a state of emergency after the temporary shutdown of the Colonial Pipeline. The roof tiles are red, and there is outdoor space for people to sit and relax. New Mexico builders of the 19th century often chose houses in the Territorial style. Architecturally, the Territorial style is a slightly easternized version of the Pueblo. This rectilinear building type features adobe walls, double-hung window sash, and flat or low-gable roofs edged with a brick frieze. Other features combine design elements from different areas and eras, like the Spanish Baroque and Moorish Revival.

Since Spanish Colonial architecture was built across such a large geographic area with varying indigenous populations, the style has some regional distinctions as well. On the west coast, the Spanish did not begin colonizing California or the American Southwest until 1769, and expanded upon the styles first brought to the U.S. more than two centuries before. Though they shared many commonalities with the Spanish Colonials of Florida, these western homes borrowed many building techniques from indigenous peoples, using adobe bricks and other natural materials that reflect the surrounding desert landscape. History of Spanish Colonial Homes
British-inspired homes, for example, are so prevalent in the United States that they're just called "Colonial." But another nation's influence can be spotted throughout the country. Spanish Colonial homes were first built in the parts of America settled by Spaniards—namely Florida, California, and throughout the Southwest—from the 1600s to the mid-1800s. Because adobe walls are best suited for warm climates, you'll often find them in the Southeast, Southwest, and California. Adobe is highly susceptible to cold, damp conditions, and can swell when exposed to too much water. Palm Beach Town Hall is just two stories tall, which is one of the common elements in Spanish settlements.

In colonial times, houses were built from whatever natural resources were found in the region. For the British, German, and Dutch settlements along the east coast, as well as in the French colonies of the South, this meant houses of stone and wood. But in the Spanish settlements found in Florida, California, and the expansive Southwest houses were built of stucco, clay, and plaster, creating a wildly different look than all other forms of colonial architecture. In addition to these resources being abundant, they also helped keep homes cool — an essential element in the furiously hot climates of Spain’s colonies. The Palm Beach Town Hall is an elegant building with almost all its features taking after the Spanish colonial style designs. From the white walls to the curved doorways, small windows, a red roof, and a nearly flat roof, the hall is very Spanish in nature.

Spanish Colonial houses are built on top of an adobe brick or stone foundation, with thick adobe or stucco walls which absorb and trap heat from the atmosphere, and are painted white to help deflect heat from the sun’s rays. To help keep cool air in and hot air out, these homes have slender outside doors and minimal windows, which are specifically positioned to catch breezes and avoid direct sunlight.
Decorative columns, geometric window shapes, and ornate facades typify this type of house. Much of Spain has a hot, humid climate, similar to that of the Caribbean islands, so the existing Spanish architectural styles of the time were well suited for colonial life. Modern cities in Latin America have grown, and consequently erased or jumbled the previous standard spatial and social organization of the cityscape. Elites do not always live closer to the city center, and the point-space occupied by individuals is not necessarily determined by their social status.
Often, these homes pull inspiration from Renaissance, Baroque, Puebla, Moorish, and even previous Revival styles all at once, making them truly unique.
